When should I get a roof inspection?

Most homeowners wait for a stain on the ceiling, but by then a small issue has usually become an expensive one. A timely roof inspection is the cheapest insurance there is. Schedule one when:

• A hail or wind storm rolls through West Texas, Eastern North Carolina, or the Gulf Coast. Bruised shingles and lifted flashing rarely show from the ground.
• You are buying or selling a home and want an unbiased read on the roof’s remaining life before you sign.
• Your roof is fifteen years or older, or you simply have not had eyes on it in a while.
• You notice granules in the gutters, daylight in the attic, or a musty smell after rain.

Even with no storm and no sale, a routine check every couple of years keeps a sound roof sound. Catching one cracked pipe boot is a quick roof repair today instead of a deck rebuild later.

What exactly do you check?

Our inspectors walk the whole system, not just the field of shingles. On the roof and inside, we look at:

• Shingles and granule loss for hail bruising, wind creasing, blistering, and bald spots that signal age.
• Flashing, valleys, and penetrations at chimneys, skylights, and pipe boots, the spots where leaks almost always start.
• Ventilation and the roof edge, including drip edge and how your gutters are shedding water away from the fascia.
• The attic for water stains, soft decking, daylight, and signs of trapped moisture.

Everything we find is photographed and explained in plain English. If storm damage is present, that same documentation supports your storm damage insurance claim and gives your adjuster a clear, organized record to work from.
